These Terms & Conditions govern your use of our booking platform and property management services. By making a booking, you agree to these terms. Please read them carefully.
1. About Us

2. Definitions
- "Platform" means our website and booking system.
- "Guest" means any person making or attempting to make a booking.
- "Property" means any short-let accommodation listed on our Platform.
- "Booking" means a confirmed reservation of a Property.
- "Total Price" includes the nightly rate, cleaning fee, city tax, and any applicable fees.
3. Booking Process
3.1 Making a Booking
To complete a booking, you must provide accurate personal details, select valid dates, and complete payment. Bookings are only confirmed upon receipt of full payment and our written confirmation by email.
3.2 Eligibility
You must be at least 18 years of age to make a booking. By booking, you confirm that you have the legal capacity to enter into a binding contract.
3.3 Accuracy of Information
You are responsible for the accuracy of all information provided. We accept no liability for bookings made with incorrect guest details.
4. Payment
All payments are processed securely via Stripe. We accept major credit and debit cards (Visa, Mastercard, American Express). All amounts are quoted in Euro (€).
Full payment is required at the time of booking. Your card will be charged immediately upon confirmation. Payments are protected by Stripe's PCI-DSS Level 1 compliance.
5. Cancellation & Refunds
Our cancellation policy varies by property. Please refer to the Cancellation Policy page for full details. In summary:
- Flexible: Full refund if cancelled at least 48 hours before check-in.
- Moderate: Full refund if cancelled 7+ days before check-in; 50% refund within 7 days.
- Strict: No refund within 14 days of check-in.
Refunds, where applicable, are processed within 5–10 business days to the original payment method.
6. Check-In & Check-Out
Check-in and check-out times are specified per property. Late check-out may be available on request and is subject to a fee. Early check-in is not guaranteed without prior arrangement.
Guests must present valid photo ID upon check-in. We reserve the right to refuse entry if ID cannot be produced.
7. Guest Obligations
Guests agree to:
- Treat the property with care and respect
- Not exceed the maximum stated occupancy
- Not hold parties, events, or gatherings without prior written consent
- Observe no-smoking policies in all indoor areas
- Report any damage or issues to us immediately
- Vacate by the stated check-out time
- Not sublet or transfer the booking to any third party
Guests may be held liable for any damage caused beyond normal wear and tear. We reserve the right to charge the card on file for such damages.
8. Liability
To the maximum extent permitted by Maltese law, Christiano Property Management Ltd. shall not be liable for:
- Loss of personal belongings or valuables during a stay
- Personal injury caused by the Guest's own negligence
- Force majeure events (natural disasters, government restrictions, etc.)
- Interruptions to utilities outside our reasonable control
Our total liability in any matter shall not exceed the total amount paid for the relevant booking.
9. Intellectual Property
All content on our Platform — including text, photography, branding, and software — is owned by or licensed to Christiano Property Management Ltd. You may not reproduce, distribute, or use our content without prior written permission.
10. Privacy
We process your personal data in accordance with our Privacy Policy and applicable GDPR legislation as transposed into Maltese law.
11. Governing Law
These Terms are governed by the laws of Malta. Any disputes shall be subject to the exclusive jurisdiction of the Maltese courts. EU consumers retain the right to bring proceedings in their country of residence.

12. Changes to These Terms
We may update these Terms at any time. Updated terms are effective from the date of publication. We will notify you of material changes by email where we hold your contact details.
